Murabaha vs. Ijara contracts

Real-estate financing comes in two main contract types (Murabaha and Ijara), and the choice between them is yours. Here is how they differ:

Property ownership

Under Murabaha the property is registered in your name and pledged to the bank until installments are paid. Under Ijara (lease-to-own) it stays in the financier's name until the term ends, then transfers to you.

Property guarantee

Under Murabaha you bear the property guarantee once you receive it. Under Ijara the bank bears it throughout the lease, until you take ownership.

Rate stability

Under Murabaha the price is fixed and cannot change after signing, as it is a fixed debt. Under Ijara the rent may be variable and adjustable by mutual agreement.

Waiver on disability or death

In both, heirs are exempted from repayment and the property transfers to them.
